Site Visit & Concept Review
We walk the space with you and your chef or kitchen consultant if available. We review your menu concept, cover count, and service model to understand how the space needs to function — not just how it needs to look.
Proposal, Scope & Health Department Pre-Check
We provide a written scope and cost proposal and, when needed, facilitate an early pre-check conversation with the Kansas City Health Department to confirm kitchen layout requirements before construction documents are finalized.
Permitting & Subcontractor Coordination
Restaurant build-outs involve multiple licensed trades: plumbing, electrical, mechanical, and fire suppression. We pull the general permit and coordinate all sub-permits, keeping the project on a unified schedule.
Construction & Health Inspection Readiness

How long does a restaurant build-out take in Kansas City?
A full restaurant build-out in an existing shell space typically takes 10–18 weeks from permit issuance, depending on kitchen complexity, custom millwork lead times, and health department review cycles. We provide a detailed schedule in every proposal so your opening date planning is based on realistic timelines.
Who coordinates the health department approval for my restaurant?
We work with the Kansas City Health Department and relevant county health authorities throughout the build-out process. While the food service license is ultimately the operator's responsibility, we ensure the physical construction meets all health code requirements and we schedule the facility inspection on your behalf.
Can you build out a second-generation restaurant space?
Yes — second-generation spaces can significantly reduce build-out costs if the existing infrastructure aligns with your concept. We assess the existing kitchen equipment, hood systems, grease trap, and plumbing to identify what can be reused and what needs replacement or upgrading.
Do you handle fire suppression system installation for the kitchen hood?
We coordinate with licensed fire suppression contractors for Type I hood ansul system installation and testing. This is included in our overall project coordination — you do not need to source this contractor separately.

We have experience with fast-casual, full-service dining, bar and lounge concepts, coffee shops, and ghost kitchen facilities. Each concept has different kitchen and front-of-house demands, and we tailor our approach to match your specific operation.
Can you work within a landlord's tenant improvement allowance?
Yes. We regularly work with TI allowances on restaurant leases. We provide detailed cost documentation in the format landlords require and communicate directly with property management teams when needed to keep the approval and draw process moving smoothly.
